Living or running a business near the ocean in Costa Rica can be a dream come true. However, buying near the beach requires understanding the legal framework that protects much of the country’s coastline.
A property’s location or appearance does not determine the right being offered. Depending on the area, you may be acquiring titled property, a concession within the Maritime-Terrestrial Zone, or a right governed by another special regime.
This does not mean that your coastal project is out of reach. It means that, before reserving, paying, or signing, you should confirm the exact legal nature of the property and understand the conditions that apply to it.
